In this study, the changes the public development benefits are analyzed when the public shoulder the cost by utilizing objective data about 14 housing redevelopment projects in Seoul. For this purpose, the infrastructure that is provided by the public-sectors was categorized into 3 criteria. In Criteria 1, the Public-sector provided the more than 8m road installation fee. In Criteria 2, the Public-sector provided the more than 8m road and park installation fee. In Criteria 3, the Public-sector provided the road, park, and green areas. The results are as follows. First, depending on 3 criteria, Value-ratio increased 8.7%, 16.2%, and 17.5%. Second, depending on 3 criteria, the public-sectors development profits in relations to overall profits decreased 10.1%, 19.2%, and 20.7%. |
